I traveled 6 hours from my destination to W. Broad St. Richmond, Va. to pick up keys for an apt. One concern was why would you have to go to another city to pick up apt. keys? Where I reside, the day of move in, you report to the leasing office,(and not in another city) pick up your keys and begin moving in. Upon entering the office we were told we could not receive the "1 key"(2 students rooming) because the manager was inspecting the apartment and he had the only key and would not be able to get it until 3 pm. Mind you, I arrived at noon. I asked why was the apt. not inspected sooner when the monies cleared in May instead of "MOVE IN DAY." The office personnel could really use EXCESSIVE TRAINING in customer service as well as ATTITUDE ADJUSTMENTS. The roommates mother was hung up on by the receptionist when she asked questions. We arrived at the apt. complex called Summit Pointe at approx. 12:40 waited and waited. We did not enter the until 5:45 pm. I was so disgusted. Entered the appt. everything cosmetically looks good, but maintenance was too lazy to take the scuffs out of the floor, instead just shalacked the floors and then didn't drill the holes deeper in the wall for the deadbolt to catch. No screens in one of the bedroom windows. I dare not ask for them because the lease will be over by the time they decide to come put them in. It's illegal to charge $50 for changing a light bulb as well as $50 to unclogg a sink. You're taking advantage of students and regular tenants but not for long. These are all regular maintenance tasks gentlemen and the word gentlemen is being used very lightly. But don't worry, I'm filing a complaint with the Attorney General of VA and HUD. Some are on fixed incomes, this so called managementl are MONEY GRUBERS. West End Properties, you're violating Tenant Rights. Have you checked the book lately? You've chosen the right tenant now!!

The lease states the the HEAT should be turned on on or around Oct. 13, It was not turned on for over a month later. It was turned on the first day it went below 33 degrees, then SHUT OFF the next. There are children and elderly persons residing there. This is a yearly practice! Maintenance requests are constantly reported as completed but are not. Management is structured so no one is accountable, therefore getting timely results from maintenence is impossible. What happened to genuienly caring about people? [

A renovation company that I worked for until last month was renovating some apartments for West End Properties in the South Side of Richmond. Of course any property owners will try to keep their renovation and remodel costs to a minimum but still pay within an average range for a quality rehab. Not these guys. I found out later that they have a take it or leave it policy when it comes to doing work for them and that they were paying the company I was with about 1/5th what the job was worth. On top of that, they intentionally delayed materials deliveries to a job where you had 6 guys just standing around who get paid by the hour. They do this to all of their contractor's from what I've been told and the companies will always come very close to bankrupcy because of it. They will also charge the contractor's for "taking to long" to complete a unit (@ $100-$200 per day) when it is obviously West End (Space) properties fault that these apartments aren't ready to be occupied yet. Have you ever heard of anyone that greedy? To top it all off is the unending list of code violations in these properties that just get covered up like mold in the walls and sub-floors, not replacing insulation in walls before new drywall is installed, exposed wiring and lack of enclosed junction boxes in the walls, attics and crawlspaces, 240volt outlets not secured to the walls, there is never a safety floor bracket installed beneath the ovens to prevent children from tipping a stove over, covering up rotted or missing studs in walls with fresh drywall without performing any repairs, and the list goes on. If any state or city official EVER inspected these places, everyone at West End / Space Properties including their contractor's would all go to jail and be fined like mad. Take my advice and NEVER rent or do work for these people. They are the anti-christ of property management companies. Seriously. I'm not disgruntelled. I just want others to know the truth. KEEP AWAY!!!

THESE PEOPLE ARE RUDE, UNPROFESSIONAL, AND CONDESCENDING. ALL THEY CARE ABOUT IS MONEY. THEIR STAFF HAS AN ATTITUDE. TO BE HONEST WITH YOU IF THIS WAS ANY OTHER TYPE OF BUSINESS THEY WOULD GO OUT OF BUSSINESS. THEY DON'T RETURN CALLS OR EMAILS. ON THE RARE OCASSION THAT THEY DO, THEY TREAT YOU AS IF YOU ARE AN IMBECILE. WHEN I BROUGHT THEIR LACK OF CUSTOMER SERVICE TO THEIR ATTENTION THEY TOLD ME I HAD EXCESSIVE COMMUNICATIONS AND THEY ONLY CONCENTRATE ON IMPORTANT ONES. I GUESS THE FACT THAT MY A/C DIDN'T WORK WASN'T IMPORTANT AND THAT THEIR MAINT. PERSONNEL WAS NOT ABLE TO GET IN WASN'T IMPORTANT EITHER. MIND YOU THAT THE LOCK ON MY DOOR IS THE ONE THAT THEY INSTALLED. SO WHY DON'T THEY HAVE A KEY??? IN A 6 MONTH PERIOD THEY CLAIMED TO NOT HAVE RECEIVED TWO RENT PAYMENTS THOUGH I HAD SENT THEM AND HAD PROVIDED THEM WITH PROVE. I WAS STILL RESPONSIBLE FOR THE LATE FEES. I HAVE TO REPEATLY ASKED TO HAVE THE SAME THINGS REPAIR OVER AND OVER AGAIN AND THE TRUTH OF THE MATTER IS THEY STILL DON'T WORK PROPERLY. ALSO HOW DO YOU HAVE A POOL, PROVIDE POOL PASSES AND THE POOL HAS NO STATED HOURS OF OPERATION. EVERYTIME WE WENT IT WAS CLOSED. WHAT'S THE PURPOSE OF HAVING A POOL??? I CAN'T WAIT FOR MY LEASE TO EXPIRE. THEY CHANGED THEIR NAME TO SPACE SOMETHING OR ANOTHER. BUT A MONKEY DRESSED IN SILK IS STILL A MONKEY.

I have dealt with these people for about 5 years now and it seems the service has gone south while their rates have increased. Maintenance is severely lacking in a lot of areas. They claim to have 24hr maintenance but that is at the owner's option. Office hours are limited to 12:00-4:30 and getting them on the phone is a real headache. If you are late on your rent they get you for a 53.00 late fee with an added 12.00 fee just to tell you that you were late, (against the law). When you give them your deposit be prepared to loose a portion of it off the top, as they deem that non-refundable. These people are extremely greedy and could care less about your happiness as I have first hand experience. If you are lucky to get a newly remodeled apartment be prepared it is just a poor paint job and a few new things just to make the hole in the wall seem like it is better than it really is. Complaints to the office are a waste of time as they don't care. Proof is that I once had a neighbor that would play is music so loud at all hours of the night one could hear it across the street. Several calls were made and nothing was ever done to correct the issue. Simply put. DO NOT RENT FROM THESE PEOPLE. If you do then you deserve what you get. In march when my lease is up I am out. BTW, There are Only 3 things you can call emergency maintenance for, those being, water leak, heat, and no AC. For heat to be an issue it needs to be 40 degrees outside and they still won't come to fix it when you need it. For A/C it needs to be 90 degrees and the same applies, water leak well get use to walking on your towels. We had a water leak once and 2 days after calling in they guy finally shows and says he just got the call. To defend these people they were not always this bad, they just let greed get the best of them and prefer saying they own a lot of properties, not that they have quality properties that look decent.
