Genesis Properties, Inc. is the worst property management company that I have come across in Richmond, VA. The company refuses to answer calls and emails to complaints about property issues. Specifically, privacy of homes (tenants & visitors looking through skylights at night and they can see everything); overcharging residents for parking & allowing unauthorized vechiles to park in designated areas - car was damaged several times in parking lot and the co. refused to acknowledge or pay for the damages (over $1000) that was caused by their contractor & residents; Internet & DirectTV included in rent, service is sporadic and refuse to provide concessions (we pay a premium to have both), third party TeleCom for GPI & DirectTV is useless & refuses to fix problems & tenants are not allowed to have any other service, i.e. Cable or other satellite service; properties are overrun by college students and those with bad credit after being told that only young professionals would be renting; thin walls (you can hear everything (I mean everything) going on in the units w/adjoining walls); allows tenants to have dogs on premises w/out paying security deposit or additional rent but charges other tenants (selective profiling). Nothing good to say, very disappointed, never had ANY problems with any other landlord's during the 16 yrs. of renting in the city, this is the first and last time!!
