I live in an apartment property managemed by Henry Briggs & assoc., and it's just been one headache after another with them. The biggest flub ups on their part came when we signed the lease and then found a previous tenant who they said refused to leave. what? My apartmentmate and I had already signed our lease, layed down our security deposit, and the month's prorated rent... and the previous tenant had payed her month's rent too. so um... they're profiting off the situation. They were completely aware of what was happening becuase they were th eones who alerted us. And the office is hard as hell to reach. Not to mention, they never cleaned the place for us to move into... We had to do it ourselves. Luckily there was no structural damage.
Pros: none that stick out
Cons: haha. read above.

SAVE YOUR SANITY AND DON'T RENT FROM THEM. We made it point to rent from a realty firm to avoid these 'slumlord' issues. Missed appointments w/ no call, LATE for appointments w/ no call, calls not returned for days, broken items taking FOREVER to be fixed (or not being fixed), the list goes on... If you want to be treated professionally & fairly, these are not the people to rent from. We turned the property back over to them in better condition than they gave it to us in (even though X,Y, and Z were to be done prior to us moving in).
Pros: uh, we had somewhat of a roof over our head.
Cons: too many for this field....

Henry Briggs managed a property we rented. They were slow on maintenance requests and unkind to us on the phone. One broken window in the basement never got fixed in the 15 months we lived there. The owner eventually switched to a new management company. They did get us a new stove quickly when the old one broke - that's the only good thing I remember.
