DON'T RENT FROM GENESIS - HORRIBLE EXCUSE FOR MANAGEMENT

Genesis Properties is VERY accomodating and helpful when you are first looking to move in, but forget it after that. Management acts as mature and bright as a 5 years old. They look up the wrong information on their computers, read you other people's forwarding address (hope no one is trying to track anyone down, it would be very easy), can't remember face to face meetings, and will try anything to screw you out of money. INCLUDING (but not limited to) LYING about damage to your property that they have already documented, but when you see the apartment it doesn't have the damages they claim and they refuse to provide any proof or itemized bill. I moved to another state for my job and the managers messed up by telling me I could add people as my roommates, and technically it wasn't subleasing but I could draft up an agreement with them. When another manager found out she got upset, but said she would have to honor what the other manager told me I could do. I moved away, several states - and they don't remember the countless face to face meetings I had with them, I didn't get what they said in writing, mostly because they were breaking the rules and wouldn't put it in writing, and THEN they tried to act like they had no knowledge of whatever happened to the apartment I lived in. Even though I met with them 3 days before moving, with the new tenants in office, UHAUL already paid for, lease already signed in another state. . . NO CHANCE IN THE SLIGHTEST I COULD OR WOULD BE STAYING. My tenants moved out, last day of my lease and now the office is saying they never had "notice" I would be vacating, Lost my address in florida I turned in before I left, changed it in the computer system wrong when I called back and found out they didn't have it, under a completely different apartment number. . . guess they have A LOT OF PEOPLE who suddenly have to move to another state and 4 months later, can't remember AT LEAST 5 face-to-face meetings. WHAT A JOKE. Most unprofessional managers ever. Their website tries to tell tenants they are great, that they are "privately owned and operated affording quick real-time decision making and a personal touch with its residents." Well residents, better get those O' so personal touches in writing, or they will try and screw you for every penny they can possibly squeeze out of you. Not shocked they had no idea I actually moved, THEY HAVE NO IDEA ABOUT ANYTHING THAT GOES ON, IN OR AROUND THEIR APARTMENTS. Past the friendly smile and lies they feed you to get you into the apartment. (This review was written for Trolley Station, and does not reflect other managers over other genesis locations and properties)

Genesis Properties are the worst. I'm a student at VCU & have an opportunity for a summer program that is in a different state. Genesis will absolutely NOT work with me & just wants me to pay ridiculous termination fees. They are so unhelpful & absolutely NOT student friendly. I have even expressed that I would be willing to find another renter & rent to them for discounted rent. Genesis just cares about the money. Warning to all VCU students. Rent from someone other than Genesis.

You know, I've lived in the same apartment for over 5 years with Genesis. The only reason I stay is because I love my apartment. Genesis raises the rent every year by a substantial amount. The tenants that they let move in are typically college students who party and urinate in the halls. Mind you, my building is listed as "luxury apartments" and I pay upwards of $1400 a month. Genesis is sluggardly about maintenance calls, and inconsistent about building upkeep. They cannot seem to keep up with bulbs burnt out in the building and elevator. A recent rodent infestation took MONTHS to remedy because Genesis wouldn't take care of the problem. They spring apartment visits on you with less than 24 hours notice, and half the time, after inconveniencing tenants with their requests, don't even complete the task at hand. Recently Genesis decided to refinish the hallway floors...they sanded the floors, leaving dust everywhere. They put a note up in the hallway telling tenants that they were not allowed to leave or enter their apartment due to floor finishing from 10am to 5pm on a Saturday, on a holiday weekend when every single tenant was home. Then they didn't even do anything to the floors. Where are their brains?
The staff in the office are super friendly and polite, but noone is able to ever accomplish anything. They will send you rent increase notices even if your lease isn't up. They often send paperwork to everyone in the whole building, regardless of whether or not it applies to you. They take the time to handwrite your personal information on the letters but won't look at the lease to see if it even applies to you.
I guess its been worth it so far to stay where I am, but quite honestly, as soon as my lease is up I'm leaving. Its been nice as long as I don't have to interact with Genesis or rely on them to fix anything, but the rent is getting so high that it's not worth it for the square footage with all the everyday cons. If they kept rent the same for a year or two it would make sense, but with the increase of disrespectful tenants and the decrease in responsibility Genesis takes, I'd rather live somewhere else.

- Cons: lazy and uncommunicative staff, tenants wreck the building,

I gave them 500.00 for a deposit and admistration fees in Jan 2009. The room had problems so I transferred after being told I would get 300.00 of it back if I paid another 500.00 for the other apartment in Mar 2009. After waiting a month I was then told I would not be receiving anything at all and have a nice day.

- Cons: It is normally yours
